The purpose of the Home Value Opinion is to give you a useful starting point before you decide whether you want to speak with a Realtor.
The homeowner can tell us things public records may never know.
Most automated home estimates begin with the address and whatever public information can be found about the property.
That can include property type, approximate size, previous listings, nearby sales, neighbourhood information and other useful market evidence.
I use that information too.
But it cannot reliably tell us whether the kitchen was renovated last year, whether the bathrooms are original, how well the property has been maintained, whether the basement is useful, what the backyard feels like, or how buyers may react when they actually walk through the door.
That is why I ask the homeowner about the property before the valuation research begins.
Imagine 1,000 homes built 15 years ago with the same four-bedroom design, two bathrooms, two-car garage and approximately the same original selling price.
On the day they were completed, those homes might have been almost interchangeable. Fifteen years later, they are not.
Some have new kitchens, bathrooms, windows and major systems. Some have finished basements and beautiful outdoor spaces. Some have been meticulously maintained. Others remain almost completely original.
Public information may still see many of the same basic facts about all 1,000 properties.
But a buyer walking through those homes would not value every one of them the same way.
That is why the market evidence and the homeowner's knowledge both matter.
